FARMS OR AGRICULTURAL APPRAISALS Jim Garrett has been completing agricultural appraisals since 1970. Our service area for farm properties is southwestern Ohio formed by counties with US 33 passing through them to the north, the Scioto River to the east south of Columbus, the Ohio River to the south and Indiana to the west. We have completed large acreage appraisals in southeastern Ohio outside of our typical service area. Jim Garrett received the ARA designation from the American Society of Farm Managers and Rural Appraisers in 1975. The ARA designation requires a minimum of 5 years appraisal experience with agricultural properties. Our agricultural appraisals may be for estate planning, estates, investments, portfolio valuation, condemnation, flood easements and financing. Estate appraisals on many agricultural properties are unique when a Section 2032A alternative agricultural valuation is required. We also have special expertise in undivided partial interest appraisals, which may be important in some estate appraisals to lower the value on the estate return for the federal tax return. Agricultural financing appraisals have been completed for many different banks, agricultural lenders and Farm Service Agency. The counties in our agricultural service area include Adams, Brown, Butler, Champaign, Clark, Clermont, Clinton, Darke, Fayette, Greene, Hamilton, Highland, Logan, Madison, Mercer, Miami, Montgomery, Pickaway, Pike, Preble, Ross, Shelby, Scioto, Union, and Warren.
